The numbers are in for the Broward County Real Estate Market Update for March 2019:

Single Family Homes

The number of closed sales for Single Family Homes in March 2019 for Broward County Florida was up by 17 sales (1.3%) with 38 less closed All CAsh sales (-12.6.1%) as compared to March 2018. The Median Sales Price was $7,000 higher (4.3%) and Median Days To Contract was 3 days shorter. The total inventory for homes for sale was higher with 452 more properties (5.4%). The total months supply was up slightly at 4.7 months which is below the six month threshold. most experts agree six months is the base line for a balanced real estate market. The 4.7 months indicates the single family market is still tilted towards sellers.

There are many factors to consider when assessing the value of a residential property. Besides the home itself, outside factors may include but not limited to the school district, closeness to recreational parks, easy access to major highways and public transporation, etc. 

But one factor that may surprise you, according to an analysis by Zillow, is closeness to an upscale grocery like Trader Joe's and Whole Foods. While Fresh Market was not mentioned in the analysis, I'm sure the same holds true. The analysis found that homes in neighborhoods within a mile or so from the high-end grocery stores appreciated in value much quicker than homes located further away.

Home Sales Up In May

In May of this year, sales of previously owned homes increased 5.1 percent and are presently 9.2 percent higher than they were for the same period last year, according to new estimates released by the National Association of Realtors®. Lawrence Yun, chief economist for NAR, says home sales are now at their highest pace since November 2009. “Solid sales gains were seen throughout the country in May as more homeowners listed their homes for sale and therefore provided greater choices for buyers,” Yun said.
