Inventory of homes for sale has increased month over month since June of last year. And, typically every spring and summer we see an inventory increase because people want to sell their home, sometimes due to being in a new home for the beginning of the school year. 

If you are considering selling, these 4 tips may help you find a home buyer quickly:

1. Make buyers comfortable and feel like they are home

De-clutter! remove and pack all personal items like photos, awards, and items of sentiment. Remove you from the house and allow buyers to envision themselves living in the home. As reported in the Profile of Home Staging by the National Association of Realtors®, "83% of buyers' agents said staging a home made it easier for a buyer to visualize the property as a future home."

De-cluttering the home will help you sell the house quicker, and per the same report, "one-quarter of buyers' agents said that staging a home increased the dollar value offered between 1-5%, compared to other similar homes on the market for sale that weren't staged.:

2. Keep it organized

After de-cluttering, the next obvious step is to keep the house organized. Prior to any showings, pick up toys, make the bed, empty the sink and put away dishes. It's also a good idea to eliminate any odors in the air with air fresheners. Offensive odors will immediately turn off buyers. Pay close attention to the kitchen, as it is the most important room to stage in order to attract buyers.

3. Allow for full access

Access to a home is one of the top 4 components to consider when selling a home. If your house can be shown at a moments notice, that increases the likelihood of finding a purchaser immediately. Many buyers, especially those relocating to a new area are on a time line... if they can't see the house on their schedule, they may skip it and  move on to next one.

4. Price it to sell

As mentioned earlier, more inventory of available homes for sale means more competition for your home. You want your house to stand out from the rest. The key to selling your home is ensuring it is Priced to Sell Immediately! A house that is priced to sell immediately will usually attract the greatest amount of buyers and will typically sell at a great price before additional competition becomes available.
