There were two Coral Ridge waterfront homes sold in January; two sales less than January 2013 when there were 4 waterfront sales.  The Average Sales Price was $1,530,000 vs $798,000 same period last year.  With only 2 properties, there isn't a true Median Price to report.

2780 NE 16th Street, a spectacular Intracoastal point lot with 96 ft on side canal and 188 ft on the Intracoastal Waterway; 2 bedrooms /2 baths closed on January 7th after being on the market over 1 year (mls).

2831 NE 36th Street, 4bedrooms/ 3baths with 3,200 sq ft (mls) closed on January 27th after being on the market 288 days (mls). 

Coral Ridge Waterfront Homes For Sale

Currently, there are 47 Coral Ridge waterfront homes available for sale in MLS.  Based on closed sales, there are 23 months of inventory.  A blanced market is 6 to 8 months supply of available homes for sale.  Less inventory favors sellers and more supply favors buyers.
