A recent article in NuWire Investor reports findings from a study conducted in the US that condominium prices are affected by whether or not pets are permitted or prohibited on the property.  Research from surveys taken in 2005-2007 in the Fort Lauderdale area showed there was a premium on prices for pet-friendly condos, while prices were negatively affected in condominiums that prohibit pets.  

It should be noted that the survey may have been swayed because a significant amount of participants likely included retirees.  The researchers insist, though that the data may prove to be foreseeing as the number of households with pets increase and developments that understand this and market to pet owners may be rewarded for doing so.  An increasingly amount

Imperial Point Homes in Fort Lauderdale

There were acres upon acres of undeveloped land and unincorporated sections around Oakland Park Boulevard. 

In 1961, just a couple miles north of Federal Highway, behind an extravagant brick entrance way with the thriving landscape and opulent fountains, things were about to change greatly. Ground had just recently been broken and the first phase was coming to completion. This Fort Lauderdale neighborhood would soon be know as Imperial Point.

FHA Loan Limits Lowered in 2014

photo of home On December 6, 2013 the federal government announced that it will be lowering home loan limits across the country within the next year.

For homebuyers in Broward and Palm Beach Counties, the maximum loan you can take out is $345,000 down from $423,750.  The Federal Housing Administration said, "This chage will come into effect the first of the new year." This change applies to mortgages for single-family homes and condos within both counties.

After several years of delay, a recent article in the South Florida Business Journal reported the 24-story Former Trump International Hotel & Tower is under contract to be sold to a new bulk purchaser.  The oceanfront property was supposed to open in 2009 at the same time when newly built condo-hotels and Oceanfront condos for sale in Fort Lauderdale were at their peak.

Orignially designed as 298 units, the new owner, an entity called Conrad FLB Partnership, LLC plans to invest $100 million in renovations and restructure the property into 181 hotel rooms to be managed by Hilton's luxury brand, Conrad and feature 109 luxury condominiums offered up for sale.  No information on

While touring a waterfront home for sale in Fort Lauderdale situated along the Nu River in the Sailboat Bend neighborhood, my eye caught a bit of history.  From the dock I could see hovering above the Nu River, the Snow-Reed Fort Lauderdale swing bridge spanning nearly 150 feet connecting the two Southwest Fort Lauderdale deep waterfront neighborhoods of Sailboat Bend and Riverside Park.  

The SW 11th Ave (Palm Ave) bridge as it is known today, is the oldest operating metal truss swing bridge in the state of Florida.  Originally built in 1924-1925 replacing the single lane hand-cranked version built in 1916.  The bridge tender would actually have to manually crank and turn the bridge to accomodate
