Opportunities exist for Foreign Nationals purchasing real estate in the United States.  There are two fantastic programs designed for Foreign Nationals investing in the United States.

Foreign National Stated Income Program

80% Loan to Value (LTV) Foreign National Stated Income Program

Following documentation is needed:

  • Vailid Passport
  • Valid Visa
  • Bank Credit Reference Letter from country of origin or United States of America
  • Last 2 months bank statements
  • 6 months PITI (priciple, intereste, taxes and insurance) plus cash-to-close must be verified in US bank account before closing

Foreign National Full Document Program

80% Loan to Value (LTV) Foreign National Full Document Program

Following doumentation is needed:

  • All of the above plus:
  • For salaried employees; letter on company stationary stating annual income and number of years employed (minium 2 years required)
  • For self-employed; letter from Certified Public Accountant (CPA) on stationary stating annual income for the last 2 years (has to be self-employed minium 2 years.

*Foreign Nationals deriving their income and/ or assets from Venezuela are only eligible to a maximum of 75% Loan to Value (LTV) and are required to have auto-debit for their mortgage payment.
