Fort Lauderdale Florida is the 5th hottest real estate market in the nation and the average home prices really back up this ranking. 

Recent Sales and Inventory statistics  for January 2010 report a total of 535 single-family closed sales for homes, down 15% from last month. Of these home sales, 31% were classified as REO (Real Estate Owned (bank foreclosures), up 19% from last month.  The Average Sales Price for a single family home sold in January was $274,160 (-2%) and the Median Sales Price was $205,000, up 2%.  
Pending Home Sales in January totaled  838, up 6% from December 2009.

Inventory for January  increased by 1 month to an 11 month supply of available single family homes for sale.  34% are Short Sales/Foreclosures (-3%).

Condominiums - January 2010 shows a total of 761 closed condo sales, up 1% from December 2009.  Of these closed condo sales, 33% were classified as REO foreclosures, up 14%.

Average Sales Price for Condominiums in January was $125,321 down 7%. Median Sales Price for condos was $76,250 down 10%.

Pending Condo Sales in January totaled 1,224 up 17%  from December 2009.

Inventory level for condos remained unchanged from last month at 12 months supply of Fort Lauderdale condos for sale. 32% are Short Sales/Foreclosures (unchanged).
