Recent Sales and Inventory statistics  for June 2010 report a total of 717 closed single family homes, down 4% from May.  Of these home sales, 25% were classified as REO (Real Estate Owned bank foreclosures), up 14% from last month. 
The Average Sales Price in May for a single family home was $311,094 up 9%.
The Median Sales Price in June was $215,000, down 2%.

Pending Home Sales in June totaled 1,025 down 19% from May.

Available inventory remained unchanged in June to an 8 month supply of available single family homes for sale (0%).  33% are Short Sales/Foreclosures down 35%.

Condominiums - Closed condo sales in June totaled 914, down 5% from May.  31% of these sales were classified as REO foreclosures, up 3%.

Average Sales Price in June for Condos was $128,885 up 4%. 
The Median Sales Price for condos was $78,000 down 3%.

Pending Condo Sales in June totaled 1,215 down 17% from May.

Inventory level for condos remained unchanged at 9 months supply (0%). 32% are Short Sales/Foreclosures (-33%).
