May 2009 Recent Sales and Inventory statistics report 774 closed sales for single-family homes, a 21% increase as compared with last month figures. 44% of this figure represents the percentage of REO (Real Estate Owned (bank foreclosures). The single family home average sales price was $257,953 (-10%) and the median sales price was $180,000 (-15%).
1,346 homes went under contract (Pending a Sale) in May representing a 12% increase from the month before. Presently there is a 10 month supply (-7% decrease) of available single family inventory.
Condominium figures for May 2009 show a total of 864 closed units representing a 16% increase compared to last month. Of this figure, 36% were REO bank foreclosures.
Condominium average sales in May was $136,769 (14%) and the median sales price was $80,000 (3%).
There were 1,311 condos in Pending status representing a 16% increase over last month. There is presently 14 months (-18%) of supply of Condo-Townhouse inventory.
Total New Inventory for all property types in May was 6,256 (10%).
Total Inventory For May 2009 was 28,384 (-4%) properties for sale.
