Residential Real Estate in Fort Lauderdale, Fl - Market Update
April 2012 Overall Market Update for Fort Lauderdale Beach, Northeast and Southeast Fort Lauderdale homes and condos indicates the real estate market is continuing to recover and trending positive. Inventory including New Listings has continued to shrink. Closed sales were up significantly and pending sales were down slightly. The Median sales price was up 2.8%. Total inventory decreased to 5.3 months of inventory. (A Balanced market is 6-8 months of inventory).
April 2012 vs April 2011: Inventory has decreased by 24.7%. The number of Sold Properties down slightly at 3.7%. Pending Sales were up 8.2%.
Median Sales Price is up 21.5%. Months of available Inventory decreased 21.7%. Foreclosure Inventory decreased by 45.2%. Short Sale Inventory decreased by 56.3%
Single Family Homes | April 2012 vs Previous Month
There were 94 single family homes closed, down 7.3%. 5 sales were classified as REO (Real Estate Owned bank foreclosures); down 70.6%. 14 home sales closed as short sales; up 27.3%.
Average Sales Price for a home was $718.00 up 26%. Average Price per Square foot was $291; up 23.4%.
Median Sales Price for a home in April was $345,000; no change.
Home Sales Pending - 145 homes went under contract; up 16.9%.
Available inventory decreased slightly to 6.2 months supply of available single family homes for sale; down 3.3%. 15 homes were listed as foreclosures; down 21.1%. 56 homes are listed as Short Sales; up 3.7%.
Total Single Family Inventory in April was 586 homes for sale versus 632 homes for sale, down 7.3%.
Condominiums/Townhomes | April 2012 vs Previous Month
Closed condo sales in April totaled 216; up 35%. 28 condo sales were classified as REO foreclosures; up 40%. 25 condo sales were classified as short sales; no change.
Average Sales Price for a Condominium/ Townhouse was $320,000; up 13.9%. Average Price per Square Foot was $180; down 15%.
The Median Sales Price for condos was $234,000; up 10.9%.
Pending Condo Sales totaled 226; down 17.8%.
Inventory level for condos decreased sharply to a 4.9% months supply of available condos for sale; down 27.6%. 31 condo/town homes for sale were listed as foreclosures; down 3.1%. 52 were listed as short sales; up 6.1%.
Total Condo/townhome inventory was 1,086 properties for sale versus 1,061 condos vs 1086 the previous month, down 2.3%.
